Caledonian House was originally built in the 1860s and was used as Campbells Tea Room in the 1900s.
Now a long established bed and breakfast guest house, the house is adjacent to the Caledonian Canal, with boats joining the beginning of Loch Ness or sailing through the canal locks through to Banovie, Fort William. Fort Augustus , considered to be the centre of the Highlands, has shops, restaurants and pubs and cafes all within walking distance of the house. There is lots to do and see in the area including taking a cruise on Loch Ness and visiting the Islands of Skye and Mull, or Iona and Rhum. For the more adventurous, there is watersports, ski-ing, river rafting or mountain climbing. The village is also part of the Great Glen Way. For walkers, the views are spectacular. Or choose to slow down and unwind watching the many boats and ships working the locks of the canal as they move to and from Loch Ness. You may even spot the monster! We also offer fishing trips and mountain bike hire.

All children are welcome. All children under 2 years stay free of charge when using existing bedding. There is no capacity for extra beds/cots in the room.
Full payment shall be due on leaving after your stay (there will be a small surcharge if you are paying your bill by credit or debit card). If credit card details are incorrect, room/s will not be booked. If the booking is cancelled within the cancellation period, you will still be charged the full amount for the room/s. Changes to the length of stay will also be charged for. We do not check in new arrivals before 4pm or after 7pm unless you have made a prior arrangment with us. Pets are allowed by prior arrangement. Owners must provide their own bed. Pets are not permitted to be left alone in bedrooms at any time. We have a covered seated porch area available at the front of the Guest House for guests wishing to smoke. PLEASE NOTE: Our check-in times are only from 4.00 pm until 7.00 pm. No earlier or later arrivals without prior arrangement with the owners.We have no facilities for very young children ie cots or highchairs.
This is the smallest room in the guest house. The advantage of this room is it overlooks the locks of the Caledonian Canal and Loch ness is also visible.

A82 Fort William to Fort Augustus, Upon reaching the village you will past the Lovat Arms Hotel on the left, take the next left into Station Road, we are situated on the right opposite the Bank of Scotland.
From the North:
A82 Inverness to Fort Augustus. Upon reaching the village, you will pass the Gulf Petrol Station on the right. Travel over the stone bridge, then over the canal swing bridge. Take the second turn on right into Station Road. We are situated on the right opposite the Bank of Scotland.
